Asphalt Sealing

Asphalt sealing is a good way to maintain your existing driveway or parking lot. Though it is not required, it is a good way to blend in oil spots, rust or imperfections within the asphalt and keep it looking clean. We recommend that customers wait at least 6 months to a year before sealing new asphalt.

If you do choose to seal your driveway, we recommend doing it on the second and third year and then every two years after that.

There are two main categories of asphalt sealer – water-bases coal tar emulsion and oil/asphalt petroleum sealer. Oil based sealers allow the asphalt to breathe and release moisture as it needs to, which helps avoid spider/alligator cracking after the spring thaw.
